The Steps:
1. Application: Complete the online application.
2. Proof of Employment: Please scan and email your pay stubs from the last 90 days to this address. Self-employed needs to send the schedule C and page one of their tax return for 2025
3. Background Check: After completing the online application, keep an eye out for an email from SmartMove (Transunion). This will be an invitation for you to authorize your background check.
Application Fee Disclosure:
The total fee for the application and background check is $47 for every resident 18 over. This consists of a $30 application fee and a $17 background check fee. While SmartMove (agency that performs the background check) typically charges $30 for the background check, but I can process it for $17 if I pay it on your behalf using the funds provided. In short, you will provide $47 to me, and I will submit $17 of that directly to SmartMove to cover your screening.
The whole $47.00 is a non-refundable fee because $17 goes straight to Smart Move, and the $30 goes to our operations account. The $30 is allocated as fee income for our brokerage. So, please be sure you want to apply.
There are some things you will need to consider before applying. First, your credit scores are quite important, and all applicants should be at or above 720. Second, your income must be verifiable and should amount to at least 12,000 per month gross income. Lastly, even though this one is hindsight, you have to maintain the property to the full extent of the lease terms. This includes but not limited to Section 12 of the lease.
